A new Parcel, Land, and Valuation Record must be created for each Condo Unit. Each unit will have a different parcel number, legal description and owner or owners. The Associated Parcel Number on the Condo Unit will reference the Master Card parcel number. This Associated Parcel Number on each unit is mandatory as it links the unit with the appropriate section for valuation purposes.

BUILDING NUMBER – This is a numeric field. (1 - 99) This field will reference the unit to the appropriate Building on the Master Card.

SECTION NUMBER – This is a numeric field. (1 - 25) This field will reference the unit to the appropriate Section on the Master Card.

APARTMENT / UNIT NUMBER – This is a character field. This field indicates the number of the unit or apartment assigned by builder or appraiser.

TIME SHARE – This is a list field. If “Yes” is completed it must be legally recorded as a Time Share. The classifications are:

Y - Yes N - No

CONDO TYPE – This is a list field. The classifications are:

P - Primary - Qualifies for the residential exemption.
S - Secondary / Seasonal - Used for commercial purposes or as a second home.

LOCATION – This is a list field. The classifications are:

I - Interior
C - Corner

ELEVATOR – This is a list field. The classifications are:

Y - Yes
N - No

YEAR BUILT – This is a numeric field. This field indicates the actual year built for the unit.

EFFECTIVE YEAR BUILT – This is a numeric field. This field should indicate the effective age of the building that may increase or decrease from the actual year built reflecting the true remaining life of the building. Remaining life can be accounted for by typical life expectancy of buildings of same class and usage. (See Effective Age Chart)

BATH QUALITY – This is a list field. The classifications are:

L - Luxury - Five or more fixtures; include sink or sinks, toilet, bathtub, shower, bidet, jacuzzi, whirlpool. Spacious, separated areas of use; custom vanities; extra custom cabinetry; mirrors; highly luminous lighting fixtures; heat lamps; fans; ceramic tile.
M - Modern - Five fixtures; high quality wall finish; custom vanity but little other cabinetry; tile; well designed; separate areas of use.
S - Semi Modern - Three or four fixtures; function but small. Pre-fab, formica vanity.
O - Basic - Two or three units; small; little or no vanity or storage.

KITCHEN TYPE – This is a list field. (See Appendix "E") The classifications are:

F - Full-Eat-In A fully enclosed room or separate area large enough for kitchen and dining areas.
O - One-Person - Only room for one person at a time.
A - Alcove - May have pass through for food.
P - Pullman - All cabinets and counter on one wall or in a corner.
E - Economy - Bare minimum of counter and cupboard areas. Low cost appliances; sink, stove, oven and refrigerator.
N - None -

KITCHEN QUALITY – This is a list field. The classifications are:

L - Luxury - 25 feet custom cabinetry; built-in appliances; cooking island with sink; ceramic tile counter tops; separate kitchen eating area; serving counter, fireplace; built-in desk; highly luminous lighting fixtures; fans.
M - Modern - 20 feet solid hardwood cabinets; built-in appliances; similar to Luxury except less customized and smaller.
S - Semi Modern - 15 feet hardwood veneer cabinets, built-in appliances; formica counter tops; no custom work on cabinets.
O - Basic - 10 feet painted, glass front cabinets; no built-in appliances; formica or tile counter tops without splash guards; minimum lighting, poor to little ventilation; few electrical outlets.
N - None -

HEAT TYPE – This is a list field. The classifications are:

C - Primary / Control (forced air, gas)
H - Hydronic
E - Electric Radiant
P - Heat Pump
O - Other

AIR CONDITIONING – This is a list field. The classifications are:

Y - Yes
N - No

BASE FLOOR – This is a numeric field. (0 – 25) This field indicates the floor number on which the main floor of the unit is located

NUMBER OF FLOORS – This is a numeric field. (1 – 5) This field indicates the number of floors in the Unit

MAIN FLOOR AREA – This is a numeric field. (500 - 5000) This is a computer generated field. The sq. ft. for the main floor is populated by the codes denoting main floor in the sketch vector of the residence record. The sketch vector will always override manual entries into the field.

UPPER FLOOR AREA – This is a numeric field. (500 – 2000) This is a computer generated field. The sq. ft. for the upper floor is populated by the codes denoting upper floor in the sketch vector of the residence record. The sketch vector will always override manual entries into the field.

ABOVEGRADE AREA – This is a numeric field. This is the Main Floor Area plus the Above Grade Area.

BASEMENT AREA – This is a numeric field. This field includes basement area under porches and garages. Do not include basement garage square footage. Basement garage is calculated in a separate field.

FINISHED BASEMENT AREA - This is a numeric field. This field indicates the finished portion of the basement area. The appraiser always collects finished basement area manually. The sketch vector for the residence record does not populate this field.

FIREPLACES – This is a numeric field. (0 - 10) This field indicates the number of finished fireplaces that are not free standing metal.

NUMBER PARKING – This is a numeric field. This field should record the number of parking facilities, either attached or detached, which are purchased with the unit.

TOTAL NUMBER OF ROOMS – This is a numeric field. (1 - 15) This field indicates a count of all rooms in a residence, not including bathrooms. The count includes all floors of the residence.

NUMBER OF FULL BEDROOMS – This is a numeric field. (0 - 9) This field indicates the number of full bedrooms. The number of bedrooms is determined by whether a room has a closet. A room originally designed as a bedroom, but used as a study or den would be collected as a bedroom.

DEN / PARTIAL BEDROOM – This is a numeric field. (0 - 9) This field indicates the number of den / partial bedrooms.

FULL BATHS – This is a numeric field. (0 - 9) This field includes a tub.

27. HALF BATHS – (#1) This is a numeric field. (0 - 5) A half bath includes a sink and toilet.

THREE QUARTER BATHS – This is a numeric field. (0 - 5) A 3/4 bath consists of toilet, washbasin and shower.

CONVERSION – This is a list field. The classifications are:

Y - Yes - This building was originally constructed and used as a single family residence, or apartments.
N - No - This building was originally built as a condominium.

BASEMENT GRADE – This is a list field. The classifications are:

S - Superior
E - Excellent
VG - Very Good
G - Good A - Average
F - Fair
P - Low Cost

INTERIOR GRADE – This is a list field. The classifications are:

S - Superior - This grade denotes the finest quality of materials and superior workmanship.
E - Excellent - Attention to detail; custom craftsmanship, high quality hardwood paneling, extensive use of high quality wall marble, good quality hardware, large storage closets, primary control heating with air cleaners, humidifiers, many well placed electrical outlets, excellent lighting in kitchen and bath area; abundant insulation, well drained concrete slab floor in basement.
VG - Very Good - Interior refinements and detail; cabinet work and moldings of well finished wood, quality fixtures, high quality wall coverings, ample cabinets; may include cooking island and bar, ceramic tile, marble or highest quality counter tops, walk-in closets with built-ins, heating system with air cleaners or humidifiers, ample wall and ceiling insulation, well drained concrete slab floor in basement.
G - Good - Some good quality wall paper or paneling, ample cabinets with natural hardwood veneer finish, ceramic tile, simulated marble counter tops, good quality veneer hollow core doors, walk-in closets or large sliding door closets, wall and ceiling insulation, ample electrical outlets.
A - Average - Well finished interiors; good quality wall paper or wood paneling; not customized/cabinets; doors, hardware and plumbing fixtures are stock items; ample cabinets; ample storage closets; PC heat with duct work in all main areas; wall and ceiling insulation; well drained concrete slab basement floor; adequate electrical outlets.
F - Fair - Maintenance, rehabilitation, and replacement needed on many items.
P - Low Cost - Plain with no attention to detail; few, inexpensive fixtures; dry wall with paint; small closets and storage areas; low grade stock hollow core doors; linoleum or plastic counter tops; minimum electrical outlets; minimum to no wall and ceiling insulation; concrete slab basement floor.

INTERIOR CONDITION – This is a list field. The classifications are:

S - Superior - Used on a very limited basis and then only when the condition and grade is each exceptional.
E - Excellent - New or good as new.
VG - Very Good - Well maintained.
G - Good - Signs of use.
A - Average - Moderate wear, some deferred maintenance; repairs and replacement of some items needed.
F - Fair - Maintenance, rehabilitation, and replacement needed on many items.
P - Poor - Major repairs needed.

VIEW – This is a list field. This field indicates different views. (field definition same as Res Record) The classifications are:

S - Superior
E - Excellent
VG - Very Good
G - Good A - Average
F - Fair
P - Poor

TYPICAL – This is a list field. The classifications are:

Y - Yes (typical unit for complex)
N - No (not typical unit for complex)

MISCELLANEOUS STRUCTURE – This is a character field. Attached structures, which are not addressed in other fields, should be noted here. Miscellaneous Structure Value field must be filled if this field is used.

MISCELLANEOUS STRUCTURE VALUE – This is a numeric field. The appraiser determines the value of the Miscellaneous Structure.

Note: This field applies to attached garages only. Detached parking should be recorded on the Detached Structure Record.

PARKING TYPE – This is a list field. The classifications are:

O Open
C - Covered / Carport
G - Garage
N - None

PARKING CLASS – This is a list field. The classifications are:

C - Common - Parking may or may not be assigned as part of the unit.
D - Deeded - Parking purchased separately from unit with separate legal description. These would be recorded on a Detached Structure Record. They will have a legal description and parcel number of their own.

PERCENT COMPLETE – This is a numeric field. (0 - 100) This field indicates the percent complete.

PERCENT INTEREST – This is a numeric field. (0 - 100) This field is currently not being used.

SOUND VALUE – This is a numeric field. If this field is filled, it will over ride all of the computed Condo Unit values.
